The challenge
Smart usually means several systems that do not talk to each other.
Most buildings described as smart contain lighting control, HVAC, access control, room booking, occupancy sensing and metering, each procured separately with its own gateway, its own dashboard and its own supplier. The data exists but nobody can act on it, and the integration promised at tender quietly becomes a licence nobody renews.
Making a building genuinely smart is mostly a coordination problem: agreeing which systems need to share data, what decisions that data should drive, who owns the network they sit on and who holds the credentials once the contractor leaves. Those questions belong in the design, not in a later integration project.
