Our Group
Choose one specialist for a defined requirement, or engage the group when the project needs joined-up thinking.
The decisions that set the cost and quality of building technology are made long before anyone appoints a technology supplier.
HOW WE WORK
The challenge
Early in a project almost nothing is fixed and almost everything is cheap to change. By the time a technology supplier is appointed the opposite is true: the ceiling grid is set, the riser is sized, the power layout is issued and the budget is committed. The supplier can only work within decisions made months earlier by people who were not thinking about technology.
This is why so many buildings end up with technology that works but does not fit. Nobody made a bad decision. The decisions were simply made in the wrong order, by the wrong people, at the point when changing them was most expensive.
What Sysflex does
Establish what the building has to achieve operationally while the brief is still open to it.
Put the technology requirements in front of the design team at the point they are still drawing.
Carry the early decisions through procurement and delivery so they survive contact with the programme.
Outcomes
✓ Decisions taken when changing them costs a drawing revision rather than a variation.
✓ A technology budget based on the actual requirement rather than a provisional sum set by precedent.
✓ Fewer compromises visible in the finished building, because the constraints were known before they were built in.
Across the project
The honest answer is as early as possible, but late involvement still reduces risk. There is no stage at which a clear requirement stops being useful.
01
RIBA 0 – 1
The highest-value point. Ambition, outcomes and constraints are all still open.
02
RIBA 2 – 4
Still strong influence. Requirements can shape the design rather than react to it.
03
RIBA 5
Influence is limited to execution, but assurance protects what was specified.
04
RIBA 6 – 7
Lessons from operation feed the next project, which is where early engagement starts again.
Specialist delivery
The group defines the requirement. Our specialist brands provide the detailed design, delivery and support.
Flags the infrastructure and connectivity lead times that drive the programme.
Identifies the room and workplace decisions that get locked in by ceiling and furniture layouts.
Raises the cabling, power and compliance requirements that security systems impose on the base build.
